    Modern Cold Water Storage — Done Right

    If your home has a hot water cylinder (rather than a combi boiler), there's almost certainly a cold water storage tank in the loft feeding it. Old galvanised steel tanks corrode, old plastic tanks crack, and lids that don't seal properly let contamination into your drinking water.

    We replace failed and ageing tanks with modern WRAS-approved plastic tanks fitted with a full byelaw 30 kit — sealed lid, insect screens on overflows and vents, fitted insulation jacket — to keep the water clean and to comply with the Water Supply Regulations.

    We also repair specific faults: failed ball valves causing tank overflow, split tanks dripping into the ceiling below, and noisy ball valve hammer that wakes the house at 3am.

    Why Old Cold Water Tanks Need Replacing

    Old galvanised tanks rust from the inside, contaminating the water with iron and shedding flakes into the system that block valves and damage the cylinder. Old open or poorly-sealed tanks let dust, insects and worse into your drinking water supply.

    Byelaw 30 (now incorporated into the Water Supply Regulations 1999) requires every cold water storage tank to be sealed, insect-proofed, insulated, and supplied with a protected, screened overflow.

    Survey

    We assess existing tank, access, pipework and supports before quoting. Loft access and clearance checked for tank size.

    Isolate & Drain

    Mains isolated, tank drained down through the cylinder or via temporary pump.

    Remove Old Tank

    Old galvanised or plastic tank removed safely. Steel tanks cut into sections where needed for safe loft removal.

    Install New Tank

    New WRAS-approved tank set on proper supports, plumbed in, ball valve and overflow fitted, full byelaw 30 kit installed.

    Refill, Test & Insulate

    System refilled, ball valve adjusted to correct water level, all joints leak-tested, insulation jacket fitted before we leave.

    Technical Detail

    Tank Sizing

    Domestic cold water storage tanks are typically 50, 70 or 100 gallons (227, 318 or 454 litres). Size depends on family size and whether the tank also feeds the hot water cylinder. We'll advise based on usage and loft access.

    Galvanised vs Plastic

    Galvanised steel tanks were universal until the 1980s but corrode from the inside. Modern WRAS-approved plastic tanks don't corrode, are lighter, and are easier to fit in awkward lofts.

    Byelaw 30 in Detail

    Requires: a sealed lid that prevents contamination; insect screens on all overflow and warning pipes; a screened breather; an insulating jacket; and clearance around the tank for inspection.

    Ball Valve Choice

    Silent-fill 'Torbeck' style valves are quieter than traditional brass piston valves and respond faster — no slow trickle as the level approaches full. We fit these as standard.

    Switching to Mains-Pressure

    If your tank is failing and you'd prefer to lose the tank altogether, an unvented cylinder system gives you mains-pressure hot and cold throughout the house. We can quote both options.
