What Is a Gas Safety Certificate and Who Needs One?
A Gas Safety Certificate — officially called a Landlord Gas Safety Record or CP12 — is a legal document confirming that all gas appliances, fittings, and flues in a rental property have been inspected and found safe to use. It must be renewed annually.
Under the Gas Safety (Installation and Use) Regulations 1998, every landlord in England and Wales is legally required to have gas appliances checked annually by a Gas Safe registered engineer. This applies to boilers, gas fires, gas cookers, and any other gas-burning appliance in the property.
The inspection covers gas tightness, standing and working gas pressure, burner pressure and gas rate, ventilation, flue flow and spillage, and the general condition and safety of the appliance. What the Gas Safety Inspection Involves

Legal Requirements
The Gas Safety (Installation and Use) Regulations 1998, Regulation 36, requires landlords to ensure that gas fittings and flues are maintained in a safe condition and that an annual safety check is carried out on each gas appliance by a Gas Safe registered engineer. The resulting record must be provided to existing tenants within 28 days of the check, and to new tenants before they move in.
What Happens If an Appliance Fails?
If we find an appliance that is unsafe, we classify it as either 'At Risk' (AR), 'Immediately Dangerous' (ID), or 'Not to Current Standards' (NCS). An ID classification means the appliance must be disconnected immediately. An AR appliance should not be used until repaired.
