    Landlords are legally required to have an annual gas safety check (CP12). Homeowners aren't — but most of the reasons the law exists for tenants apply equally to your own family. Carbon monoxide doesn't discriminate.

    Technical Detail

    Difference from a CP12

    A CP12 is the landlord version — same checks, but with the legal status of a landlord gas safety record. A homeowner check is the same level of inspection without the landlord-specific paperwork.

    Combustion Analysis

    Modern gas safety checks include flue gas analysis — measuring CO and CO₂ in the flue gases with a calibrated analyser. This is the single most important safety test and detects combustion problems no visual check could find.

    Flue Inspection

    Boiler and gas fire flues are checked for correct routing, secure joints, no blockages, and compliant termination. Open-flue fires are inspected for draught, ventilation provision and any signs of spillage.

    Gas Cooker & Hob

    Cookers are tested for leaks at the bayonet or rigid connection, flame condition, and flame supervision device operation. We also confirm cooker stability where bayonet-connected.

    Carbon Monoxide Alarms

    UK regulations require a CO alarm in every room containing a fuel-burning appliance. We'll check yours is positioned correctly and within its expiry date, and supply/fit replacements where needed.
