Why Homeowners (Not Just Landlords) Should Check Annually
Landlords are legally required to have an annual gas safety check (CP12). Homeowners aren't — but most of the reasons the law exists for tenants apply equally to your own family. Carbon monoxide doesn't discriminate.
An annual gas safety check is a systematic inspection of every gas appliance in your home: boiler, gas fire, gas cooker, hob, and the pipework connecting them. We test for leaks, check combustion, inspect flues and ventilation, and confirm everything is safe to use.
Particularly important in older properties (pre-2000), homes with gas fires, properties where work has recently been done on the gas supply, or any home where you simply want documented proof that your gas installation is safe.
Real Work Examples

Carbon Monoxide and Gas Safety — The Real Risks
Roughly 30 people die from carbon monoxide poisoning in the UK each year, with thousands more hospitalised. CO is colourless, odourless and undetectable without instruments. The single most effective protection is annual professional inspection of every gas appliance.
- Gas appliances over 10 years old are statistically far more likely to develop combustion faults
- Open-flue gas fires are the highest-risk appliance type in UK homes
- DIY-modified gas pipework or appliances are responsible for many serious incidents
- Carbon monoxide alarms are a safety net, not a substitute for professional inspection
- A working CO alarm is mandatory by law in any room with a fuel-burning appliance
Our Process
Visual Inspection
All visible gas pipework, appliances, ventilation and flues inspected for damage, corrosion or signs of unsafe modification.
Tightness Test
Full gas tightness test of the installation to detect any leaks — even tiny ones — between the meter and every appliance.
Appliance Checks
Each gas appliance tested individually — gas pressure, burner condition, flame picture, flue gases (combustion analysis), safety controls.
Ventilation & Flue
Air supply to combustion checked, flue routing and termination inspected, draught tested where appropriate.
Certificate Issued
Written domestic gas safety certificate issued on the day, listing every appliance checked and confirming overall safety status.

Technical Detail
Difference from a CP12
A CP12 is the landlord version — same checks, but with the legal status of a landlord gas safety record. A homeowner check is the same level of inspection without the landlord-specific paperwork.
Combustion Analysis
Modern gas safety checks include flue gas analysis — measuring CO and CO₂ in the flue gases with a calibrated analyser. This is the single most important safety test and detects combustion problems no visual check could find.
Flue Inspection
Boiler and gas fire flues are checked for correct routing, secure joints, no blockages, and compliant termination. Open-flue fires are inspected for draught, ventilation provision and any signs of spillage.
Gas Cooker & Hob
Cookers are tested for leaks at the bayonet or rigid connection, flame condition, and flame supervision device operation. We also confirm cooker stability where bayonet-connected.
Carbon Monoxide Alarms
UK regulations require a CO alarm in every room containing a fuel-burning appliance. We'll check yours is positioned correctly and within its expiry date, and supply/fit replacements where needed.
