    How Often Should You Service Your Boiler?

    Your boiler is the hardest-working appliance in your home. It runs for around 1,500 hours per year, heating your water and keeping your home warm through the coldest months. Yet most homeowners don't give it a second thought until it breaks down — usually on the coldest night of the year.

    The short answer to how often you should service your boiler is: every 12 months, without exception. Here's why that matters and what actually happens during a professional service.

    Why Annual Servicing Matters

    A boiler service isn't a luxury — it's essential maintenance. During a service, a Gas Safe registered engineer checks every safety-critical component: the burner, heat exchanger, flue, gas pressure, seals, and electrical connections. These checks catch problems before they become dangerous or expensive.

    An unserviced boiler gradually loses efficiency. Carbon deposits build up on the burner, the heat exchanger becomes less effective, and seals deteriorate. A boiler running at 85% efficiency instead of 92% is wasting around £100 per year in gas — money that goes straight up the flue.

    More importantly, an unserviced boiler can develop carbon monoxide leaks. CO is colourless and odourless — you won't know it's happening. Annual servicing includes a flue gas analysis that detects even trace amounts of CO before they reach dangerous levels.

    What Happens During a Boiler Service?

    A proper boiler service takes 30-45 minutes and includes: visual inspection of the boiler and flue for damage or corrosion, removal and cleaning of the main burner, checking gas pressure and flow rate, flue gas analysis to verify combustion efficiency, inspection of all seals and gaskets, electrical connection checks, system pressure verification, and a full operational test.

    The engineer should provide a written report confirming the boiler is safe and noting any issues that need attention. For landlords, this report forms part of your CP12 gas safety certificate.

    When Is the Best Time to Service Your Boiler?

    The best time is late summer or early autumn — September and October are ideal. You'll get faster appointment availability, and any issues found can be resolved before you need the heating. Waiting until November means competing with everyone whose boiler has just broken down.

    Does Servicing Affect My Warranty?

    Yes. Almost every boiler manufacturer requires annual servicing to keep the warranty valid. Miss a service and your 10-year warranty becomes worthless. Given that a boiler replacement costs £1,800-£3,500, protecting that warranty with a £70-£90 annual service is common sense.

    How Much Does a Boiler Service Cost in Bolton?

    A standard boiler service costs between £70 and £90. This covers the full inspection, cleaning, and safety checks described above. If parts are needed, these are quoted separately before any work is carried out. There should be no call-out charge for a planned service.
